My first question is, are there anyone in the southern Utah area that are wholesaling and doing very well for themselves down here?

In Southern California, where i'm currently located and have a few rentals, it is much easier to get property tax to within a few bucks per year (I use 1.33% x purchase price) and it pretty much doesn't deviate from that by much, even going from LA county to San Bernardino or Riverside county.Thank you in advance for your help!

We have about $20k liquid to start investing with if you don't count our emergency savings and retirement/brokerage accounts.I've seen some potential properties on the Southern Indiana side, as a new bridge on the east end of the Metro area just opened in Dec 2016, providing shopping opportunities and a much shorter commute for people working at the local Ford plant nearby.a) How do you structure yourself - LLC is best?

Hi @Qi Ming Chen, The Southern California markets are very pricey indeed, so it makes the decision as to where to invest very difficult for those of us in SoCal. 

Don't be afraid to check out NKY either or even the Southern Dayton, Ohio area that borders the Cincinnati suburbs.Clifton and CUF are nice college areas, but I think prices tend to be a little inflated given the college atmosphere.

I wanted to document what I thought so others could see if they came across this thread I found that as metonied earlier in this thread the areas in the southern part of the neighboorhood seemed a little more run down.
