I was wondering what software/website/resources you use to look at homes that have recently sold?

I recommend you consider all viewpoints.I screen almost 1,000 applications per year.

@Percy N. appreciate the honest opinion and I agree, and I am used to the grind having several businesses in the past Grocery store, Software company with 20+ employees in a physical location etc., taught me that:-) and I love to have that again only in the real estate Industry.

However, you can automate most of it with the right software/checklists in place,    The majority of my work really consists of being responsive to questions on my phone when they come through (which isn't all that much if you get ahead of FAQ w/ auto-responses and drips).So with that said,  10% is too low because you must be responsive to 4-10 new guests every month.   

After I contacted him, he immediately asked what I think my loan amount will be, once I told him, he said no problem and emailed me a loan application.

Just one example: here in NH I believe you can usually charge a tenant application fee.

Have you found a cost effective software that can help you automate and run the business?

I developed my own fairly sophisticated software with MS Access to help me do this because Access does everything people wish Excel could do, but there are some geniuses who have mastered Excel.The last and the very hardest part and you will be able to do what almost no broker can do and even if you find a broker who can do what I am going to tell you, then you are going to find that he is not going to burn his candle every night doing your work for you.The math is simple, but extensive.

I still use this and have had no problems with it.I manually set my prices with minimal effort so I don't subscribe to any pricing software.
