HERE IS THE CAVEAT: I'm particularly intrigued by this shift in travelers/STR interest in "remote" or "off-the-grid" type locations that are NOT in an established/developed destination town. 

But to be fair, risk management becomes very tricky when the goalposts are constantly shifting and it's easy to see those mistakes now but not as easy to predict what the Fed will do.

Also, my wife has family there so for those reasons I'm shifting locations considering investing in Ft.

From my observations, I see many investors actually shift their strategy from residential multi-family (2-4) to SFH's.

His rent is under market value but since we have to live together and we work 3rd shift and so keep odd hours it works out great for us.

Should I sell and shift to better rentals now that I know how to analyze RE better? 

After getting rejected from many colleges, I decided to shift my focus and thats when I came across Brandon Turners Rental Property Investing book.

Going against the grain, I like funding properties with 100% debt, but I don't keep my portfolio at a high LTV as equity and cash are like get out of jail cards.  0% equity properties have little to no room for error and can blow up your investments quicker than anything else with shifts in the market or the numbers just not going as planned.Best of luck!

If the concrete is stable - i.e. it's cracked but not shifting any further - you can do a topcoat on the patio only, either with a concrete slurry or use the current patio as a solid base for slate, tile, fieldstone, etc.
