@Patrick Britton I am a huge fan of local banks, and would recommend simply calling every local bank in the area and pitching the loan to them.

You pick a price based on your research of rental values and then sit back and the demand or lack of demand will tell you.

Tisha, lack of deal experience is a factor, but not a deal killer for us hard money lenders (everyone is different).

Assuming your state codes allow you can simply give notice to non renew any tennat that does not comply.Raise there rents, replacethem, do as you please.All completely dependant on your state codes that you must learn asap. 

This is a great time to buy and fix up due to the lack of inventory.
