OTH, I think most of the seller financing issues are consumer driven, the banks never did have a slice of that market nor would or could they, and still can't.An HML type needs to be aware of such issues as they will be working closely with banks and will want a good reputation and working with the public, they had better keep fairness in mind as well.

I was reading some articles (like the one linked here) about there being a federal ruling late last year regarding how buyers' agents will not receive direct commission from home sales in the future. https://www.paloaltoonline.com/real-estate/2024/02/20/after-...However, my cousin, who is currently a buyers agent with Compass in CA says not much will change, stating that if buyers' agents aren't paid, then who will connect homebuyers with the right sellers?  

The short is, you shouldn't be looking to invest right now, you should be looking to learn and connect with other local investors.You have home ownership under your belt, so you want to build on that.

The prices have held at their level all this time but I feel that sellers are running out of patience.

@Jamie Smith  I've bought a number of seller financing properties over the years. 

Do you have a basic set of questions that help you narrow in on what the seller needs and wants?

In short: much more landlord friendly, property taxes do NOT reassess on the sale, and the laws are quite different. 

But then I came across a seller than has an assumable VA loan at 2.75% interest.

Secondly, I also like to check the HOA docs and give them a call to verify ability to rent short term.
