Hello All, I am this newbie mentioned and I have been educating myself on wholesaling for about a year now and I am finally confident enough to take some action.

We self-manage and found it to be a good balance to not have to meet people to show them the house, just meet them at move in once they’ve toured with their agent, passed a background and credit check, and signed a lease.

Does anyone have suggestions to help me learn more about what to look for so I do my due diligence with confidence without spending $30k?

So wondering if it is a good idea to create my own LLC first (LLC-holding-self) that has the partnership in the property specific LLCs or just keep myself as the partner in these?

@Raj G.First, to be eligible for a Solo 401k plan you must be self-employed or have a legitimate business with earned income and no full time employees (over 1,000 hours per year) except yourself and your spouse.If you wish to invest in real estate then you need self-directed Solo 401k, brokerage or major financial institutions will not help.

I was baffled at how your successful career was spurred by something as simple (yet difficult to commit to) as self and lifestyle improvements.

No matter how many books I read or podcasts I listen to I will not find the confidence or credibility to help get me through the first deal alone.

It is managed in that you must use a licensed GC to do the work, not self help.

A lot of times, especially on smaller properties that you're going to be interested in, the owners self-manage and you might be able to get  the owner's phone number. 

We are both self employed and my husband has some contracts that are just too good to give up and so he would come back to Hawaii 3-4 times a year to take care of these.
