I have about 100k savings to use.Cash flow is not great, after PITI looking at about $200/mo self-managing and setting aside 10%  for cap ex. 

I would then safely reinvest this in a low risk option (high yield savings, ETFs, bonds, etc.) and am assuming a relatively reasonable 5% return.

I have some saving for sure but I don’t have 100s of thousands of dollars just laying around.
