Who is responsible for what AS WELL AS how do we value the properties if one partner wants out....or how to get out if you both want to sell...or one wants to sell to an outside person to step in...etc, etc. 

@Austin Haag surprised you didn't get any response on this but I'm curious if you had made a decision on what to do?

Very challenging to get any response from vendors/contractors/etc.3.

@Luther Wilson III, I appreciate the specification, and know you were just starting a dialogue by asking for a response, which is a great way to make sure people consider all factors when getting started.

Of the 4 or 5 I've received responses from, only 1 has been an owner-occ.

I'd love to listen I am also looking to join some real estate investment groups for networking purposes.

In our leases, the tenant is responsible for the full amount of the lease, regardless of whether they want to live there or not.
