Just reach out to a reputable broker in the area and they can easily tell you the going cap rate.You can also reach out to a few property managers to get their opinion on the location, rent expectations, etc.

A $50K property will not support the cost of a property manager,  paid plumbers, and electricians, and a paid agent to do closings and collect checks, a separate set set of books and bank accounts for each house, etc.

If I were in your shoes, and dead set on managing my own property, I'd reach out to a reputable, local property manager, like Cody, and see if you can't purchase good lease agreements from them.

After the money went to the IRA, I invested with a reputable RE hedge fund with a nice rate of return.
