Have to make sure in place rents with NOI are not over market for the area.

I have a property rented that has been problematic from day one.

The increased potential returns comes with significant increased risk which is not playing out well for many right now.

I don't think the flex spaces necessarily get you more rent. 

I typically fill my vacancies in the initial open house asking at the high end of market rent.
