Remind her that she has a lease agreement and she needs to follow it. 

Sends them a reminder each month before rent is due and keeps me updated. 

But that's me, wife reminds I have size and a "look" that as she says people would think "nah, not gonna mess with that guy".

Reminder to people out there, if you have your servicer handle the forced placed insurance - remember after a foreclosure or deed in lieu where you get the property back the property is no longer insured.

Which reminds me, here's one last tip...when you serve the tenant any notice, also serve a copy of the notice to the Housing Authority.
