Kenneth I read your bio and your situation seemingly contradicts your stringent leasing qualifications, where do you think you went wrong to cause this perfect storm?

Make it accurate to what the offering would be, clearly give the qualifications (maybe even be a little too strict), and try the posting at a couple different rent rates.

Was there any type of income qualification/verification you did before signing the new lease with them?

I own C Class rentals and finding tenants that meet my qualification minimums is difficult.

Can you define what an "experienced" short sale agent is and there qualifications.

While a sudden turnover may  not appeal to you, I would rather deal with that than lose the Section 8 payment and be dealing with tenants who would not pass my qualifications.  

I think you’re opened to a discrimination lawsuit for not renting to applicants who are qualified because they don’t meet your ideal criteria for substantiating their qualifications.

Giving the pre-qualification of occupants without your final say so to another party is dangerous.
