This prevents it getting super low as far as the management side goes.For MF, there are no set standards. 

I also have verbiage in my lease that prevents tenants from nailing sheets to the walls as well (not sure if that is an issue in your area but in my area a lot of renters put "make shift" curtains up which are just old bedsheets and it is not a good look for the building). 

@Joel Arzu - While I understand the appeal of bringing the GC onto the team, it seems like you are giving away a lot of potential equity and also adding unnecessary cooks to the kitchen.

One said it's probably enough to evict, the other seemed more knowledgeable and noted in Federal Way there is a 120 just cause eviction ordinance ontop of the states 60 day.They are now denying me right to access to fix the issue and telling me they will be filing legal action against me.Attorneys I spoke with said I should not have served them a 10 day notice to comply or vacate and that I can be fined a minimum of 10K and be jailed....for enforcing the terms of my lease and preventing them from damaging the property further and to try to repair the plumbing they broke....Gotta love the left coast....So now I'm debating hiring the attorney to send them the 120 day notice to sell letters and taking the money from the sale to Florida.I'm also anxiously awaiting word from the AG if they contacted them to file a complaint.

Unless your local laws prevent it for some reason, I don't see why they couldnt.

I know it's unconventional of a suggestion but it could prevent any malicious damage they could do when they find out about the eviction. 

Ideally I move them all out before construction (while getting permits so I'm not wasting time).My reasoning behind this:In this Covid world, there are many laws in place that protect the tenants and prevent any sort of evictions or displacement.

This will make your property more attractive and should prevent you from dealing with any maintenance/replacement problems for the next 5-10 years.

They rely on internet connection and are a little unnecessary for my duplex.

If you stand to make more than $10k on your assignment fee you might want to consider doing a Double Closing to prevent the seller from seeing how much you walked away with.
