@Dillon McGough i spent the last couple of days cold coming, it take preparation and practice while you will have people been rude on the phone or just unfriendly.But also some that willing to consider selling, if you get them at the right time then BINGO.

When I got my license I was essentially broke (recently divorced and had to sell it all), but I got a box of business cards and I just started talking and handing it out whenever someone might need my phone number - whether or not they needed my services.That being said, what I have learned since late 2015 being in the trenches, I believed I never could have learned otherwise.

But it sounds like you have decent tenants, so before giving them that notice I’d explain your situation (needing to sell, nothing to do with them, you liked the, etc.) preferably: in person, on the phone, or email.
