I would caution against getting a partner, there are some real downsides no matter who it is, I’ve been through it with great people and it can be difficult to manage two visions.

Knowing a market and being within a reasonable distance just seems to make sense especially if you are either working solo or with a small newly formed team.

If it was a $500k home that needed $150k repairs and would be worth $800k-900k ok makes sense, if its a $30k home needing $100k in repairs to be worth $150k then absolutely not.One thing to point out, who did the framing in that basement?
