Account Closed Desperately need advice on Auction property / Mortgage

-Property was listed as a short sale prior to auction and under contract for 133k by someone else-Bought a property at auction last week (HOA and tax liens) have until Friday to decide if I keep it-Auction said I am responsible for all debts on property-Selling agent said property has 250k mortgage even though its only worth 160-Town doesn't have information on mortgage-only mortgage I could find was started in 2006 (221k) and transferred banks in 2020-Mortgage company says I'm not responsible for outstanding mortgage if there is one but couldn't find specific property I have spoken to a lawyer and they aren't sure what to do, so I'm coming here humbly asking for any ideas or input

An outstanding claim that amounts only to a cloud on title is a continuing cause of action and is not barred by lapse of time until the hostile claim is asserted in some manner so as to jeopardize the superior title.

The Building Dept/Zoning Official, etc, could also fill you in on whether they have any outstanding issues w/the property (any cease-and-desists, blight complaints, whatever).Good luck!

@Hunter L.the 23K is the outstanding mortgage on the property which is in default, if you click the first link in the OP it will show you. regarding the COCR of 83.38%, the equation is as follows: ROI of 41.69%*(12 months/Purchase& repair costs)the ROI is the Net profit/ all costs incurred.

If you own the lien from Year 1, the homeowner can still pay their taxes themselves in Year 2, in which case your lien from Year 1 will remain outstanding.

My misc is larger than most for various reasons including expensive umbrella policy (for various reasons I expect my umbrella to possibly be near highest on BP per the amount of coverage and I have decent amount of coverage).Net yearly income: If it had never been refinanced it would be having outstanding cash flow.

When wanting to purchase a tax deed from a owner that is behind in taxes in the state of Texas, Can I pay-off the outstanding taxes and take ownership of the deed immediately on HC-TAX.net website, so I can eliminate competition at the auction or do I have to get in contact with the owner in order to get the deed prior to the auction and reach an agreement with him/her?
