It's possible for one person to be on the mortgage and another to be on the deed so you need to be sure you're dealing with the person or all the persons who have the right to sell the house.During the title check, you will find out if there are any other liens, like mechanics lien, or in some states/cities, you can have a municipal lien for unpaid water/sewer.Now having said the above, your numbers seem marginal specially if you plan to flip the property.

I got pretty much all guest communications, door locks automated with airbnb, homeaway, flipcart and few others, excited to put it to work in Dallas.I am new to Dallas, so wondering if you could though few areas that you have seen success or recommend for airbnb/homeaway?

@Jennifer Ryan here are some of the things we look for:- understand their business: how old, how big, etc- properties: what types do they manage, avg rental amount range, avg lease length, vacancy lengths- fees: onboarding, tenant placement, monthly, renew fee, inspections, etc- tenant screening: in house or no, how screen, how many past landlords contacted, does owner have word in final say- collecting rent: process for late rent, collection, eviction- maintenance: in house or no, how do they communicate with owner, do they hold maintenance fund, process for major repairs- Misc: online tools for owner and tenant, how do they pay owner, what day of month do they pay ownerAlso, make sure you don't sign a contract that locks you in for a year.

Dur to so much conflicting advice I am scheduling a live strategy session with a firm specializing in entity formation strategies, legal aspects and tax advisement for real estate notes.My communications with multiple custodians, attorneys and asset management firms has been informative but confusing.

@Gaspare U.I don’t have my lease handy but I include a clause that says something to the effect that tenant agrees to submit rent payments via Cozy and that non-emergency maintenance requests must be communicated via Cozy as well.
