Look for non-owner occupied properties bought with cash and send them a letter.

In LA we'd be buying a non-renovated SF (with granny's flat) where we'd move to and rent the granny's flat to help pay the mortgage. 

Frankly any non-conviction you don't know what happened or if the state could prove the case.

Keeping in mind that to succeed once you start you can not allow non seniors in. 

@Tone Church you do have a lease it is a verbal lease most likely month to month.

If you dont expect to have non paying tenants at that price point, you dont have realistic expectations for that asset class.

If you wanted to rent it for 3-6 months at a time, you may have to try to time that with the season as non "snow bird" times of year see more 3-7 night stays. 

Then you’re just looking at whatever documentation and state laws as to whether you need to provide 30/60 days notice of non-renewal, or that same time to either leave or sign this new lease.

Do you not bother to advertise to non government applicants.

Most properties I have leased to clients have focused more on pet deposits (or pet fees if non-refundable).
