I actually walked the neighborhood and was looking at all the potential both residential and commercial that is just within walking distance from my home.

About a third of the neighborhood is boarded up, and there are NO recent sales in MLS.

Many Investors are sent pictures of nice homes, however, they are not in a great neighborhood.
