I can't believe that somehow I missed this long thread.It is too late for me to jump in and comment on all that has been stated, but here is my summary:I flip REO properties, including property in CA.I also fund (transactional funding) for REO and short sale flips.I have seen "simultaneous closings" mixed together with "double closings" in several posts in this thread.

Put something on the outside of the letter saying you want to buy the house so it does not get mixed up with all the other mail that might be coming (bills are pretty common when someone dies)If the person died, someone is in control of the assets and should be getting their mail.
