In a number of states, mobile home parks are licensed by the state.

The second person on the application does not have a job here yet, but has a desirable healthcare certification and is transferring her license over to this state.They did a walk through, seem real nice and filled out the application.

So I figure an investor with a license is in the best place to walk me through the buying process and help me analyze the deal and get a commission for their time. 

and they are on BP infrequently.. they are good guys very knowledgeable ( I believe their background comes from being licensed Appraisers). 

He can do everything from dry wall to roofing, cabinetry, painting,... virtually anything except I don't want him doing electrical or plumbing until he gets licensed by a technical college for that.

There are times when you could be considered an agent acting without a license, so be very careful of how you go about assigning your deal.
