From what I've heard, the 12 months live-in is still a requirement but I'm not sure what restrictions on rinse/repeat there are so I'll look into that.

If you plan on getting more properties it’s going to be more complicated getting commercial loans or sometimes even standard mortgages for under properties under $100k ,,many lenders say the paper and legal involved not worth it for them . buying condos imo gives you less leverage and you have less people who want to loan you the money.

I'm looking for a referral to an attorney or legal service that will represent myself (landlord) in eviction court, and to handle the paper work for that (in the Cincinnati market, which is Hamilton County, OH). 

Get some good legal advice on the structure and you go create that community.
