The area around the properties have really grown over the last 20 years, and has been cleaned up quite a bit.

., 19 yr old college student tenants are COMPLETELY different than 35 yr old traveling nurse tenants)…and lastly, it’s superimportant to know your customer, because in this case, you will be LIVINGwith your customer!

Contact the utility provider and get a historical average based on the last year of use.

Last thought is that the foreclosure might have competition or might be able to work a deal, depending on your local environment.
