For some lenders, a 3 year prepay is neutral on the rate as as factor and a 5 year prepay is a 1/2 point reduction, a 4 year prepay is a .25 reduction and a 2 year prepay is a .25 add to the rate and a 1 year prepay is a .5 add to the rate.

I have done a couple transactions as an agent on a team and my wife and I are saving up to invest in our first property together. 

It just doesn't seem like a great area to invest in.

Vary by many factor and those factor are:Credit score, downpayment, DSCR ratio, prepayment penalty.

I think the key is to do these during slow or at least stable times and not during major market shifting factors like the interest rates increasing rapidly.  

Is anyone investing in Texarkana, TX?

I purchased my first investment property in NC (previously properties were in California).

Beginners shouldn't invest because beginners haven't done the work.

Any advice on which neighborhoods are great for investing is greatly appreciated.
