As I go along I will also add links to the tax records, MLS info, rentometer, zillow, etc for easy access to property info.I use 8% for vacancy, 7% for general repairs and 5% for CapEx.

After analyzing this markets when I look at my own portfolio, it makes me feel good about Chicago market and I ask myself why should I look for other markets when I can make much better ROI on my own backyard, in the area I know very well.However, I've seen many domestic and international investors looking for investment opportunities around Chicago.

That being said, the neighborhoods off of International Blvd as you head away from Lake Merritt are worth taking a look at.  

Another idea is to use your Summers to "intern" with a very experienced and active investor who is doing the kinds of things you want to do.

I see this as a very weak link in most investors who buy performing notes they neglect to check taxs yearly to make sure their trustor or mortgagor is actually paying them..
