You can self-educate through books/podcasts and on-the-job training/experience, but if you truly love finance and want an institutional environment, go for it.

Tenant base also usually stays put as they are lower income and can't really afford to move so it's a pretty safe environment from consistent turn over.

I think this has major potential for areas like Raleigh where there are spot areas in downtown where a cash/capital/redevelopment infusion would create an incredible value add.
