My strategy is to take income minus monthly operating expenses minus financing interest expense and the rest is my cap/repair yearly maximum.

What are the down sides/gotchas for doing this strategy?

I noticed that quite a few other hosts only keep their calendar open for three months from today’s date.Is there a strategy behind this or is it typically just personal reasons?

Haven't heard of this particular operation, but from my experience, you will most likely  be overpaying for cash flow that wont be anything near whats promised, and with no clear exit strategy available at the end.

Originally my strategy was to focus on multi-family properties within a 20 minute drive of my house.

We are looking for capital partners for our long term buy and hold investment strategy focused on the fundamentals.

Or, you might take a more "active" investing strategy by looking at sectors, which can be good, especially if you've got a finger on the pulse for market trends.
