I know that no matter what our first deal looks like, there will be some kind of rehab involved and I want to learn-by-doing as much as I can.I don't have an abundance of time, as I work full-time as a Product Manager in Technology for Disney...but I have some evenings to spare and most weekends with enough notice.

Make sure the diverter is the right kind (ask for help) I'd go to a plumbing supply store not HE because most guys at the box haven't a clue.

Actually, by personality, I'm kind of a loner, so I'm not really "connected:" anywhere.

The easiest and simplest methods I've seen again and again are either posting on CL or searching around CL to find the "We buy houses fast" kind of guys. 

It is easy to get into trouble when you have those kinds of debt (credit cards too).

That would be a totally different kind of repairs then if your Flipping it.As for the split of gains I guess 50/50 is fine if you both agree to it. 

It's gotten kind of hard to find single families that pencil out around here. 

On average, what kind of Cash-on-Cash return can you expect in the Spokane area and what cash flow per-unit per-month should I be aiming for?
