Edison,A well staged home will sell, or rent, faster than an empty home: Most people simply do not have the ability to visualize the house filled with {their} furniture.In a really hot market, such as the lower mainland these days, homes are selling quickly enough that the extra effort and cost to stage may not payback with shorter time on market or bigger price.  

Do not let the herd mentality make you feel like you need to buy something because you will lose out on a hot market etc.The investors I know who have been doing it for decades and decades are very controlled with their investing strategies.I had a client years ago who owned 300+ units spread across 10 buildings.

Folks get email notifications of a new listing, it shoots to the top of every list, everyone sees this property that is the FRESH HOT NEW ****.

I looked into it about a year ago and didn't find any, but still have some conventional slots left so I'm using those.I'll also ask a realtor I know in the area that does some flips and has about 20-30 units now he may have some ideas.

Even if buying out right, you'd have to conservatively calculate that you could live off the cash flow.I get what you're saying about jumping in now before the market gets too hot again.

So what I did was a contacted a local fraternity and offered to sponsor their "hot legs contest"  This mean that I had to put up $100 prize money. 

It's funny,  but I now see how you can 'win'  when the market is hot and when it's not.
