CA prime spots are a long term buy and hold play.. as we know the CA market is subject to some swings in values some can be dramatic.. but over time the state has shown some of the best performance in the entire US... but if your one who worries about value on a daily basis then RE can drive you nuts... if you have a long term investing horizon then you buy and hold and if and when we hit a trough you hold through the trough.. you only lose money when you sell at poor times. 

Interested in information on commercial rental property.I currently own a lot that will hold a 5 plex.  

The more I think about how I'd like to find a buy and hold property, the more sense it makes to market like a wholesaler.

But If i can't get the right price I would hold & rent.My question ...

Once renovated they are more attractive as buy and hold investments, but they also can be partitioned into two single family homes, which have higher comparable sales in these locations.

My here are some of the details of the deal.Purchased for $900,000 sold for $1,210,000I netted around $100,000 in cash flow during the holding period. 

I have around 10 other holdings with Pol and they are paying like clockwork so far (one paid out early) . 

Hi everyone, I am close to investing in my first duplex buy and hold property and have a few questions for experienced investors:1. the duplex is currently owned by turnkey supplier.Based on BP rental calc, the numbers seem to work out okay for my goals.

Initially my main interest was fix and flip, but it seems like buy and hold is also a good option.
