Rock solid paper and the discount was the same as we were doing 7 year term at 13 or 15% cant recall which one.. if you have enough spread in what U pay for the dirt and can then sell it for its a great way to do this. 

Any specific clauses that should be included in the case someone bails and the other 2 have to be responsible?

Explain to them that each of them is responsible for the entire rent even if 1 or two of them moves out.

I have no kids or main responsibilities. 

I called and texted all year and finally got a response.

I looked for the answer to this question in the various threads but could find an unequivocal response, so for the avoidance on any doubt here is my situation/question. 

I know about HOA fees and alot of condos/town homes only alow a certain amount of renters, but on the flip side i think my CAP EX would not be as much because im not responsible for the roof, snow removal, yard keeping. any thoughts would help, thanks.
