Two points to be aware of - 1) You can only do the Owner/Builder route on your own residence, 2) Helping for only one day will do you no good.

This house is abandoned and the owner lives locally, but does not maintain his homes and likely doesn't have insurance either. 

what folks don't realize many times and I see this on my clients HUDS every week sales cost almost always come to 10% so in this case 18k.. one of the main reasons is the buyer ( if its going owner occ) will almost certainly need seller credits for closing costs.

Oftentimes I find that owners are not doing their research, not asking the right questions, and focusing on everything but the right thing.
