To get this done, I know that my lawyer and bankers worked their butts off to get the deal closed and I want to thank them appropriately, so they continue to help me in the future.At a minimum, I am going to send these people a thank you card, but I also want to send a small gift to show how much I appreciate their efforts.  

But as others have mentioned I would be qualifying him and and he would have to  prove to me that he wasn't a waste of my time and effort before I would accept him, it is always a two way street with a good agent.

Note, many time this results from not building enough rapport before launching into your closing effort.

Net more than that and you need to justify value in the property, not as to your efforts or skills.

Any cities/states you are investing in which have been worth the effort?

(it may not legally be an eviction but some other term like "wrongful Detainer" but basically the same thing) From a practical standpoint it may not be worth the time and effort to get them to leave.
