Most good courses are under $100 but there are some local to our area worth taking if you felt so inclined.REI doesn't always require an investment of money but it usually does (99% of the time) the one thing it will always require is an investment of time and effort on your part.Cheers,

To get this done, I know that my lawyer and bankers worked their butts off to get the deal closed and I want to thank them appropriately, so they continue to help me in the future.At a minimum, I am going to send these people a thank you card, but I also want to send a small gift to show how much I appreciate their efforts.

But as others have mentioned I would be qualifying him and and he would have to prove to me that he wasn't a waste of my time and effort before I would accept him, it is always a two way street with a good agent.

After a few successful rehabs, and through my networking efforts, I then was approached by a few individuals looking for me to put their money & credit to work, and the rest, is history.Now, I find myself looking to do 45 rehabs this year, with a TREMENDOUS team behind me – a real estate brokerage with some GREAT investor-friendly agents, a coaching program with incredibly motivated & deserving students, a short sale company that specializes in helping homeowners go through the tough change in their lives (that I went through only a short 5 years ago), a tight in-house property management company that oversees my out of state acquisitions, a full-service investment servicing company for my fantastic investors & partners, and even a couple Edible Arrangements stores, for differentiation and to keep my Mom happy.
