Thanks Everything is different, but a good rule of thumb that I use is that for your first 1-5 properties held (or if you are flipping only a couple a year) then local banks / conventional financing is ideal, but once you "graduate" to 5+ held properties (scaling) or want to really prolifically flip (5+ per year), you are best off going with a hard money lender for the flips and a DSCR private lender for the rentals for speed and execution, and avoiding any limits
