Ok, I know we all have fears about this real estate investing adventure we are on.

Of course my accounts are totally personal anecdote but I own over 3500 units on the mainland and grew up here in Hawaii so I tend to have a decent amount of awareness.So going back to the argument that Hawaii will never go down in value... well it could appreciate but I consider that gambling.

I like Vegas, people have shown how committed they are to gambling.

Sponsors need to get paid for their time and LPs should want for them to feel financially stable so that they're not doing moonlighting gigs to make ends meet while they're gambling with their money. 

@Christina Bailey I'm doing my first rehab and going through the same adventure but in Putnam County which is not as popular and more distant to general contractors.  

@William Leahy I applaud you on your sense of adventure and independence on scaling your operation!  

The last 2 years have been a great adventure till i got to where i am now.

The only hope for keeping the Portland house is a gamble on equity and rising home prices.

To date, this remains unresolved and of the 5 messages I've left, no one has called me back and rent is due next week.Another tenant took her boyfriend (who is also on the lease) to court for domestic and called to request permission to change the locks.Hope every week isn't this adventurous.
