I’m a first time real estate investor looking to invest in the Las Vegas Downtown area focusing more on 10 - 16 unit complexes. Does anyone have any advice/suggestions for a first time investor and whether Las Vegas is the market to purchase in today’s economy

Vegas has been a strong market. You want to make sure you know it well and what the demand is, vacancy rates, average rents, current collections due to Covid as many people are out of work in Vegas. You need to dig deep on the tenants and make sure they are employed as the federal unemployment bonus may be ending in Juky if they do not extend the program.
