When we are marketing for notes we let the holder know that right now their future payments are worth more since rates have never been lower. 

We are already seeing it with food pricing construction material and may other consumer goods.

I’ve also enjoyed great returns and findings outside of MKE county; Sheboygan County and the Fox Valley.Some other food for thought, the shortage of supply is nation wide.

Looking for my first deal, I would love to have my first property to be local (Denver) or in the nearby city’s but I do not know what to look for, would love to get my food into the door!

Since you don't have kids yet you could look into Jersey City, it's very easy to get into NYC, there are a lot of multi-families, and once things go back to normal there is a good food scene.
