I send a letter telling tenants that there was no mold in the bathroom when they moved in and mold growth was caused due to their failure to keep their bathroom clean.4) I evict every tenant who even mentions the word 'mold' because sooner or later you will have problems with this type mentality.

On another building we went with ADT/Protection-One & they monitor our multi-unit fire sprinkler system $100/month but required.Our biggest concern is power failures & sump pump failures of which we've had a few.

Failure to comply allows the tenant to have the landlord use the security deposit towards the rent......this includes failure to just send the letter.

@Anthony Greene The only way you could evict them without good cause ie: failure to pay rent or other material violations of their lease is if you plan to occupy the unit.

The good:Clean cut, well spoken, has 2 verified sources of income (one is a transportation business he owns) and meets our income qualifications, good payment history for the past 2 years according to credit report, good communication with me, jumped through all of my hoops.The bad:While the past 2 years are "clean"....Chapter 7 Bankruptcy in 2013, Eviction (says he co-signed with a girlfriend), 2 divorces (which led to bankruptcy) and a "failure to operate vehicle with license" on criminal report.
