Everyone is afraid of failing.

A master has failed more times than the beginner has tried.

They almost always fail when something unexpected expense happens.

Upon the granting thereof, a Leasing Approval shall remain in effect until the first to occur of any of the following: (i) the sale or other conveyance of the Lot in a bona fide, arm’s length transaction; (ii) the Lot owner has failed or been unable to lease the Lot in a bona fide, arm’s length transaction for a period of ninety (90) days from the date Leasing Approval was initially granted for such Lot, or (iii) after the initial lease thereof, the Lot at any time thereafter is not leased in a bona fide, arm’s length transaction for a period of ninety (90) consecutive days.

If the guy fails to respond within 3 days to an proposed offer on a property and their isn't a contractual representation agreement then fire his keister because that ain't right but do it properly.  

If you fail to put the 10k on the hud as a line item then when you refi the max you can get will be the 60k!

Drive a bargain on the buy and if the deal fails, c'est la vie theres plenty of fish etc etc... until I have it one my hands.

Don't do it.Incremental rent increases require extra effort and will fail most of the time because the tenant can't honestly afford a higher price.

If we fail to fill jul/aug we could be negative $3k for the year, which isn't scary but then the whole next year (if property filled) would be a wash.Full size image
