Most have serious ethical issues.

Now the but comes into play, if you become a Realtor member the code of ethics requires you to disclose but you can't lose your license, just your Realtor status.

I'm in love with this new saying I've been hearing from RE investors of all types regarding a myriad of practical, business, moral/ethical and even legal issues.

Just know that everyone that uses the wholesaling investing strategy isn't in the same category that you clearly boxed them into, and there are "some" who do good, ethical business.

Of course i'm going to be following the law and doing everything ethically, i'm just preparing for the what ifs.

Samantha,Placing persoanl feelings aside if bandit signs are ethical or how other look at them, I can tell you taht they are NOT the best way to build a buyer's list for wholesaling.There are much better ways and many of which have been explained in deatail on this forum.

Instead, I choose to make lots of money in more ethical ways.BTW, I'm not saying all gurus are unethical, but certainly some of them are... 

I assume if I would legally have to tell the seller everything I know about value then I also would need to legally disclose everything else I know that the seller might find important, which again, could take days.If I were a Realtor -- governed by NAR -- I'd have a responsibility to act in a certain ethical manner.

Find an ethical mentor and use some of that money to work towards bringing in business to work on together; real experience structuring and working a deal trumps all. 

As for ethics or gimmicks or credibility...
