Go by the Numbers and know when to walk...If it seems as though you're cutting it REAL close and hoping some day this and that may happen which should provide a great return...this is Not the market for those kinds of deals IMHO.Ultimately, it's your decision though..just leave emotions out

As long as you change the lease agreement to fit what section 8 allows you to charge and do not charge that same tenant anything more, you will be fine.

thats the problem from what the sellers broker is saying, he says he got approval from the bank to sell it at the 79,900 now the person he talked to is not there and its mostly an automated system and you leave messages. so who ever is in charge now says 79,900 is not enough. so unless they accept my counter of 90,000 including closing im done.
