Saw a report that was projecting much higher vacancies in Austin next couple years due to a number of large projects hitting the market end of this year and next year.  

This is the first time I have attempted a flip and I really don't want to pay that huge tax hit. 

I just cringe when investors think they can read a book and implement this stuff in these asset class's.. we all get hit. .stuff stolen.. it sucks. but if you want hi returns your going to take these risks  

You don't need to hit a home run on your first swing; you need something that will get you started.

I intend to market the place toward single family or a couple of military students so I've been looking at 3bd/2+baths and want to be able to rent it out for about $1500/month (given the military rental allowance for the area) and thus the respective mortgage I'm looking to hit. 

After you have an agent in place, you can get MLS automatic emails as soon as properties hit the market and the analysis fun begins!

As for resources... search BP for house hack or BRRRR and you will get lots of hits.

@Mark CreasonI thought you don’t need to pay capitial gains as long as all the money from the sale goes into the reit but once when you take it out from the reit then they hit you with the capital gains.
