As others have said, it should be laid out plainly in the legal docs.

Other general title transfer fees for title closing fee, doc prep, and overnight wire are around $300 on the seller side and around $475 on the buyer side from my experience.

A lot depends on the asset class and how the deal docs are written so there is subtly and nuance here, but in general if a sponsor has successfully raised a sizable amount of money into a fund it probably means that other investors of an ilk equal to yours have validated this is a good risk-adjusted bet. 

When you get near your deadline, give notice your deadline will be extended to say 5 days after receipt of the docs, or it’s canceled now.
