Seeking Advice- Water Damage

Attempting to close on a house that had a serious leak for almost 6 days. Can't get any repairs done for 2 months due to vacation rental tenants in place. Sellers are not motivated to take out insurance or cover repairs. Advice would be greatly appreciated! More details if you're willing to message privately.
