Reputation, real Training and support as well as how you “ fit “ in the culture will be key in your decision making  I would truly consider half a dozen or so from what you paired down through some  due diligence.

Besides that she is very diligent and yet easy to talk to.

It's usually a better guarantee to buy a beat up place, rehab, furnish, and do your due diligence.

Having said that, I still want to do my due diligence by getting some advise.

Also make sure on your offer that you request copies of the leases to review during due diligence period. 

I have seen many podcasts, and have read the book “ The due diligence handbook for commercial real estate” by Brian Hennessey.

Seemed real solid, however I have not done any due diligence on them yet.
