Untimely a detached house will be a better investment however a condo can get you started in the game if done deligently. 

Hi @Allison T. most major obstacles are:flood / flood insurance and it's requirement with a mortgagehigh crime areasI've gotten all my deals from my agent who is a retired cop in the city.  

I'm very motivated and have the drive to stop making others rich and start working towards financial freedom for my family and I.I am looking to network and make as many local connections as possible and hear other success and/or obstacle experiences. 

I'm picturing a nice yard with a long drive way that leads up to a detached 2 car garage (basketball hoop and all), next to a long brick house with 1100 sq ft, fenced in back yard, with a central air unit, inside you've pulled up the shag carpet to find hardwoods that you have redone, nice kitchen and bath, nothing fancy but newer flooring, newer counter tops and vanity (just rental grade), fresh paint, nice smell

Since we are not married, it has caused a tougher obstacle, the lender is now saying we have to use the lower score of the two.

Also, if you have a detached structure that will be rented out (room over garage, pool house, etc.) be sure to mention that as the policy may need to be endorsed for the rental in the detached space.  

Thanks Andrew, it looks like I'm going to have to find someone in my town to partner with, and there lies another obstacle, finding someone near me.

And you need to be ok with making the emotional detachment from the home.

Just get the licence and rental suitability, if there are no obstacles and start the eviction process.
