Just part of human nature (in my opinion)...My suggestion is to try to deal with people on their level -- if they seem disingenuous and shady, demand strong contracts/agreements and never giver leeway.

I suggest you start smaller and in performing notes, you won't be in a position modify notes due to compliance issues and servicing and making demands will be another issue.

College in my opinion is HEAVILY overrated UNLESS you know the field you are going into is high pay and high demand and that in the end you will come out ahead.Sadly many rack up student debt to be doing something ( not saying this is you ) and then switch to something else.
