Besides just cleaning between guests, we have a once-a-month deep clean that covers air filters, baseboards, ceiling fan blades, etc.

The previous owner did hire a cleaning company to do a deep cleaning before moving out (vent is cleaned or not is not mentioned to us).

The house prices in my market are 600K - 800K + for a single-family home and reaching 20% down is very slow.

Though it is a slow process to get going it is consistent.

@Meghan McCallum  I am going to sell all my properties in July so I avoid the massive August melt down your predicting  :)  unfortunalty I will be about knee deep in 40 new builds.. so hopefully I can just barely scrape by.

Typically that term sheet will be a one to two page document similar to an LOI, but it's an LOI from a lender with major deal terms listed, but when you ask for this document it slows down the approval process.
