Maybe people made jokes 40 years ago or something, I don't know.My 2 year old daughter can't pronounce the word "love." 

No matter what guru on the internet says it's standard.There are plenty of nightmare stories even here on BP - including my own and my daughter's - that say you should run away from such a contract - no matter how many supposed investors say otherwise.

Stuff you just can't make up.I used to have secret names for my tenants that I shared with my daughter and friends. 

My daughter's been there. 

I spoke with the old owner - said his daughter had a cat but she was working and living 40 min away when they upgraded carpet so the cat has only been home for weekends.I'll remove the carpet but only if this is legitimate and not a ploy. 

This worked for me when negotiating with a difficult tenant in my daughter's property. 

Because my personal experience, and that of my daughter, and countless others you'll talk to - were all royally ripped off with all those fees.
