They should b looking at the big picture and not just stealing one buyer.With that said, I recommend u don't involve other wholesalers in your wholesale biz.

I know people who have done this only to find that the pissed-off homeowners (at the bank) last horrah was to destroy the house including pouring cement down drains, stealing stives, cutting up the trusses/joists with a power saw, stealing the copper from the electrical, dumping horse crap in the house, etc.

They look like fun from 100' away, but you constantly have to be on high alert for employees and customers stealing money and / or product. 

$3.5MM sure would be a steal now. 

It'd be no different than if he said "I can't guarantee that I won't assault you and steal your wallet".

What I suspect happened is that the OP bought what he thought was a "steal" from a seller.  

I personally believe that as a buy and hold guy, you should steal all the tips you can get from wholesalers to find deals.
